Stay Guidelines

To ensure comfort, privacy, and a pleasant stay for all guests, we kindly ask that the following guidelines are observed.

Check-in & Check-out

Check-in: From 3:00 PM
Check-out: By 11:00 AM

Late check-out may be possible subject to availability:

  • 1:00 PM – 6:00 PM: 50% of the daily rate
  • After 6:00 PM: Full daily rate

House Guidelines

  • Maximum occupancy: 8 guests
  • Parents are responsible for supervising children at all times
  • Staff quarters are private and not accessible to guests
  • Smoking is not permitted inside the villa
    (A cleaning penalty of 5,000 THB applies)
  • Guests are responsible for any damage or misuse of villa contents
  • No excessive noise after 10:00 PM
  • Events and parties are not permitted

Security Deposit

A refundable security deposit of 20,000 THB (or equivalent in another currency) is required at check-in.
The deposit will be returned upon departure, less any costs for damage or breakages.

Rates & Booking Information

Rates Include

  • Complimentary baby cot & highchair (upon request)
  • Wi-Fi throughout the villa
  • Toiletries, towels, and bed linen
  • Bed linen & bathroom towels changed every 3–4 days
  • Pool towels replenished as required
  • Villa hostess & maid service
  • Concierge assistance

Rates Exclude

  • Breakfast
    (Staff prepare breakfast, groceries-at-cost-plus-shopping fee on guest account)
  • Airport transfers
  • Private chef service
  • Car rental (can be arranged with full insurance)
  • In-villa spa treatments (extended menu available)

Minimum Stay

  • Mid season: 3 nights
  • High season: 5 nights
  • Peak season: 7 nights

Payment, Deposit & Cancellation Policies

Payment & Deposit

  • To secure a booking, a 50% deposit is required by bank transfer within seven (7) days of booking confirmation.
  • The remaining balance must be fully settled 60 days prior to arrival.
  • Failure to pay either the deposit or the remaining balance by the respective due dates will be treated as a cancellation.

Cancellation & Amendments

  • Cancellations 60 nights or more before arrival:
    100% refund of amounts paid, minus USD 100 for administration and bank processing fees.
  • Cancellations within 60 nights of arrival:
    No refund.
  • Peak season bookings:
    Regardless of the cancellation date, there is no refund.
  • Rebooked reservations:
    In the event that all or part of the cancelled reservation is successfully rebooked to another party, a full or partial refund may be issued, at the discretion of management, corresponding to the rebooked period.
